The project is defined by its relationship with the site. A plot in direct contact with a pine forest introduces a clear condition from the outset: the landscape is not understood as a backdrop, but as an active component in shaping the project.

This proximity does not translate into a formal gesture, but into a series of precise decisions. The positioning, orientation and opening of the main spaces are organized in direct relation to the pine forest, establishing controlled connections between interior and surroundings.

 

Rather than following the usual fragmentation of this type of development, the project proposes a unified approach. The three houses are not conceived as independent elements, but as parts of a single architectural system.

The coherence of the whole is not based on literal repetition, but on the continuity of criteria. Proportion, measure and construction operate as shared tools, capable of generating unity without eliminating the individual condition of each house.

It is within this framework that industrialization becomes relevant. It is not introduced as an isolated technical solution, but as a consequence of the way the project is developed.

 

Industrialization allows form, structure and construction to be defined simultaneously, reducing the gap between what is designed and what is built. It operates as a tool for control, rather than an objective in itself.

 

The geometry responds to this logic. Curved volumes are not autonomous gestures, but the result of adjusting site conditions, spatial organization and construction system.

The interiors are resolved in a direct manner. Within the context of a residential development, unnecessary complexity is avoided. Spaces rely on proportion and material continuity, where spatial quality depends on the precision of relationships between elements.

 

The construction system extends this precision into the building process. The steel frame structure of the three houses was executed within a two-week timeframe, ensuring a direct correspondence between design and construction.

This logic extends across the entire development. The swimming pools are also resolved through industrialized systems, maintaining consistency between process, construction and outcome. Industrialization is understood as a means. It allows the project to operate with greater rigor, reduce uncertainty and reinforce the relationship between idea, material and execution.

 

This project forms part of an ongoing line of work in which Balzar develops architecture through construction, incorporating systems capable of adapting to each specific condition. The practice does not pursue a formal language. The work is based on establishing clear criteria that can be applied with precision in each context.
